STRUCTURE

The finest finishes cannot compensate for weak foundations, inconsistent materials or poor coordination. For that reason, structure and concealed works are treated as the first expression of quality. Cement, reinforcement, masonry, waterproofing and services are selected, inspected and executed with long-term performance in mind. Materials are checked before they become part of the home. Block dimensions, condition and consistency are reviewed on delivery, helping prevent avoidable defects later in construction.

Ground Floor Kitchen: The principal kitchen is designed around frequent family use and is supported by Fotile appliances, practical storage and a dedicated service kitchen. First Floor Kitchen: The first-floor kitchen is developed with Xpert Kitchen, incorporating current technology and maintainable systems so that the homeowner receives a solution that remains relevant rather than one already approaching obsolescence.

Architecture influences much more than appearance. It affects privacy, comfort, routines, family life and cultural values. BUNYAAN considers fixture orientation, window placement, views, natural light and everyday use with the same care applied to the major architectural gestures.
Considered Bathroom Planning
Where the layout permits, WC orientation is planned to avoid the user facing directly towards or directly away from the Qibla.
Practical Fixture Placement
Hand showers, sanitary fittings, walls, doors and circulation are coordinated around actual daily use rather than treated as afterthoughts.
Privacy By Design
Bathrooms and dressing areas are protected from overlooking, including views from neighbouring properties, upper levels and roof openings.
No Exposed Rooflights Into Private Areas
Transparent roof elements that create views into bathrooms or dressing spaces are avoided.

INTERIORS
